FSC Announces the Close of Fund II With Final Acquisition

Winston-Salem, NC – With the purchase of 3100 Breckinridge Boulevard in Duluth, GA, Front Street Capital is pleased to announce the completion of capital deployment for Front Street Properties Fund II, LP.

3100 Breckinridge Blvd is a 75,000sf office building located in the Northeast Atlanta submarket of Duluth, Georgia. The facility is occupied by two corporate office tenants (Trenton Systems and Neptune Technologies) with very strong presences in the Northeast Atlanta market. Historically, the property has maintained a high occupancy, and as of closing, 100% of the facility is leased.

“We are incredibly excited to add a fantastic piece of real estate with a first-class tenant roster to our Fund. 3100 Breckinridge fit all of our investment criteria and we feel very fortunate to take control of the asset,” said Matt McInnis, Partner at Front Street Capital.

The final capital call was held in June of 2022, ending an 24-month deployment window for Front Street Properties Fund II, LP.  This acquisition marks the eighth asset in the portfolio which includes over 730,000 square feet of Class-A real estate across the Southeastern United States. The Fund II portfolio is comprised of assets in North Carolina, South Carolina, Georgia and Tennessee.

Front Street finalized fundraising in June of 2020, with total commitments of over $40 million, exceeding our initial $35 million target. Front Street Properties Fund II, LP received support from existing and new investors, which included foundations, family offices and high net worth individuals.
